Now that you have found a home that you like, let’s have a closer look!

 

Condition of the Roof

  Is there evidence of ice damming?

Does the chimney need to be re-pointed?

Are there any eves troughs?

Where does the water drain?

Are there air vents in the soffits?

Are the soffits aluminum or do they have to be painted?

Are there dormers on the roof?  Does it look like they might leak?   

      

The Lot

Does it look like a neighbor is encroaching onto your land with his shed or walkways etc?

Does the ground slope away from the house?

Is there a swale between the houses to collect and drain water away?

Are there trees that look like they will fall on the house?  Does it appear that tree roots may affect the septic system?

 Is the driveway heaving?

The Shell of the House

 Are window sills in good condition?

 Do windows need to be re-caulked?

Will your fingernail sink easily into the wood?

Is the brickwork cracking?  Is the crack through the brick or following the mortar line?

Is the surface of the brick in good condition or has the surface deteriorated?

 Do doors and windows close tightly or are there gaps where wind gets in?

 

 

Inside the House

Are the floors sloping?

Does the house feel sturdy when you walk around?

Are walls or ceilings cracked?

What is under the carpets?

Do taps work and is there good water pressure?

Is there an odor to the water?

Are there lots of electrical outlets?

Are there ground faults?

Are railing secure?
