Should I use lots of sales representatives or just call the listing agent?
If you are loyal to the sales representative that you choose to work with, you will receive the best possible service. If the person knows that you will buy or sell at some point in time from them, they will make every attempt to satisfy you. My business is built on repeat and referral business. I want to do such a good job for you that you will refer me to friends and family and you will use my services for any future moves. I do not want to just “get you on paper” and disappear. Only the listing agent and the selling agent will get paid in any transaction so if you use lots of agents, there will be a lot of people out there incurring expenses and taking time away from their families with no remuneration.
Can you and will you show me listings from the other real estate companies? How does it work?
I have access to all of the listings. I can get any listing information that you may require. I have access to all listings in Canada and can retrieve any listing information. I am paid the same whether I sell a Re/Max listing or someone else’s listing. It is simply a share of the commission offered or negotiated for. Most listings in our area offer a total commission of at least 5%. The listing and selling companies usually share that amount 50/50. The only exception would be where our office policy is to receive 2 ½ % on a sale and the seller is offering a reduced amount or flat fee that is less. The difference would have to come from the purchaser and the buyer would offer less on the purchase price.
What if I do not like the service that I am receiving from my agent?
Fire the agent! You have the right to choose the person you wish to work with.
If you are not satisfied, get a new Sales Representative. Be sure to tell the person you are currently working with that you have chosen to work with someone new and do not wish to be contacted again. Caution: Be aware of any contracts that you may have signed. Sometimes you may find yourself locked into a contract that you cannot break.
