The broker is normally compensated from the lender, not you, the borrower. He is only paid when he has successfully helped his clients obtain the best possible terms, conditions and advice based on their own individual circumstances. Most bank employees are paid a salary. The broker is only paid when he has successfully placed your mortgage. Therefore: he is motivated to help you.
If creative or hard to place mortgages are required, any necessary consulting fee would be disclosed to you up front. Ask your broker if there is any cost involved that you would be responsible for.
