Home Inspection Instructions

When your home receives an offer to purchase, you will in all likelihood have a clause in your offer that states that the offer is conditional upon a home inspection. This inspection is usually done within a week to ten days after the offer is accepted. The home inspector will be in your home with the new purchaser for about 3 hours.
You will need to prepare your home for the inspection. The inspector will need access to the attic. You may wish to move some clothing or put a sheet over them so that dust and debris do not fall down on the clothing when he open the hatch door.
- Remove items from around the walls in the basement or crawl space. The inspector needs to look at the foundation walls and check for moisture. He will also inspect the outside walls.
- Make sure lighting in basements, crawl spaces or near the furnace or water meter is working.
- Make sure the electrical panel is accessible.
- Remove items from dishwashers, ovens or appliances that are included in the sale and need to be inspected.
- Provide a safe place for your pets.
- The inspector will check all outlets, fans, garage door openers, pumps and electrical.
- The inspector will get up on the roof, weather permitting.
- If you have well and septic, be sure to advise me where the septic pump- out is and uncover it so that it is accessible. I had one inspection where the septic pump- out was under a deck and buried.
If you know of any problems with your home, it is best to have them corrected before listing or at least before an offer comes in.
